Full home renovation costs: breakdown and budget examples

How to estimate a full renovation: examples by floor area, cost items, VAT and considerations for Barcelona, Madrid, Marbella, Mallorca and Ibiza. Illustrative figures, not Renovations rates or quotes.

How much does a full renovation cost?

There is no single price: the property must be measured, services inspected and the scope defined. To explain the calculation, we use the editorial €850–€1,200/m² range already shown in our Barcelona guide. This is an illustrative reference from that article, not a validated current rate or market average. It cannot automatically be applied to other cities. Under that assumption, an 80 m² home gives a €68,000–€96,000 base, before adding or confirming taxes and excluded items. The actual price requires a visit and an itemised quote.

These amounts are arithmetic examples (floor area × €850–€1,200/m²), not completed projects or commercial offers. They use the same assumption to compare sizes, not predict your property's cost. The original reference specifies neither VAT treatment nor complete inclusions, so these totals must not be read as final prices including taxes, permits, professional fees or equipment.

Breakdown: what each cost item should include

Renovations' full renovation service covers layout, services, finishes and permit planning. To compare offers, request quantities, unit prices and written scope. We do not assign universal percentages: a home with two new bathrooms and a kitchen has a different cost split from one retaining its services.

  • Design and permits: measurements, drawings, required technical input and municipal charges; identify included fees and procedures.
  • Demolition and waste: partitions, finish removal, common-area protection, containers and authorised disposal.
  • Electrical, plumbing and climate systems: points, circuits, pipes and equipment; distinguish complete replacement from limited changes.
  • Kitchen: cabinets, worktop, hardware, extraction and fitting; check whether appliances and connections are included.
  • Bathrooms: waterproofing, coverings, sanitaryware, taps, screens and ventilation; specify quantities and models.
  • Floors, walls and joinery: flooring area, substrate preparation, paint, doors and windows; define brands and specifications.
  • Handover and extras: cleaning, system testing and documentation; separate furniture, decoration, automation, outdoor areas, pools and facades when commissioned.

What changes the budget

Changing the layout can require more service work and technical checks than retaining it. Restoring original features, selecting bespoke joinery or natural stone, and adding heat pumps or underfloor heating changes the scope. These works feature in our services, but their costs depend on measurements and specifications. Luxury renovation with automation, a spa or outdoor works is not comparable to a standard interior renovation. Compare the same scope before reducing specifications: excluding necessary waterproofing, insulation or services is not an equivalent cheaper offer.

City considerations: not automatic surcharges

Barcelona, Madrid, Marbella, Mallorca and Ibiza are our service areas. We have no verified city-by-city price table and apply no local multipliers here. These considerations, described on our city and service pages, help prepare questions for a technical visit.

  • Barcelona: check older buildings, beams and original features; confirm requirements for protected properties.
  • Madrid: inspect existing services and feasibility of layout changes, particularly in homes from the 1960s and 1970s.
  • Marbella: define premium villa and penthouse scope; bespoke stone, automation, spas and outdoor works depend on the project.
  • Mallorca: assess marés stone and traditional restoration, property access, transport and applicable heritage requirements.
  • Ibiza: coordinate orders, island transport, permits and scheduling; confirm material availability before committing to execution dates.

VAT, exclusions and unexpected work

Ask the quote to separate the taxable base, applicable VAT rate, taxes and total. Do not assume a reduced rate or that an estimate includes VAT: this depends on the work and legal conditions. Confirm permits, fees, appliances, furniture and accommodation during works. Agree a contingency after inspection, separate from contracted work. If a hidden defect or requested change arises, ask for its description, cost and scheduling impact before approving it in writing.

How to request comparable quotes

Send the city, approximate floor area, photos, bathroom count, kitchen and service condition, layout changes and desired finishes. Specify whether you need a furnished home or building works only. Request the same scope from each company and review measurements, brands, inclusions, exclusions, schedule, payments and written warranty. Renovations' process starts with a visit and measurements, followed by design, quote, permits, execution and handover. The form below accepts photos; an initial estimate never replaces your agreed property-specific quote.

Sources and limitations

The €850–€1,200/m² reference comes from our earlier Barcelona editorial content; examples are calculated solely from it. They are neither owner-confirmed prices nor contract data. Items, materials and local considerations are based on Renovations' service and city pages. Catalogue amounts are not used as evidence of real projects, and we publish no Spain-wide average. Before committing funds, request measurements and a current quote confirming scope, taxes and conditions.
